What is the advantage of an individual lease?

​With an individual lease, also called by the bedroom lease, you are responsible for your own monthly rent and the regular upkeep of your part of the apartment. Unlike conventional joint leases, you are not responsible for any delinquent amounts owed by your roommates. This means if a roommate moves out early or misses a payment, all other residents are not responsible for making up the difference.

What is included in the rental installment?

​Your rental installment includes parking, high-speed internet, and a cable TV package. Any other fees such as pet fees, will be a separate charge.

What about utilities?

​Residents are responsible for the following utilities: Electricity. Residents are responsible to contact Alabama Power in order to set up Electric service within each unit. Residents within the unit are to determine whose name the service is in and determine how the bill will be paid each month. Internet, Cable, Water, and Trash Service are included in the monthly rent amount

How can I make a payment?

​We accept check, cashier's check, and money orders in our leasing office, made payable to The Balcony. All payments received in the leasing office will be electronically processed. For your convenience, we will also offer an online payment option. We are unable to accept cash.

Will I need a guarantor to lease an apartment?

The Applicant must earn an annual gross income equal to two and a half (2.5) times the total rent and must have qualifying credit history. If the Applicant cannot prove income (i.e. provide pay stubs, tax records or other documents proving income) and does not meet the qualifying credit history, then the Applicant must have a Guarantor sign a Guaranty of Resident Obligations. The Guarantor must earn a gross income of three and a half (3.5) times the total rent and must have qualifying credit history.

Do you have a roommate matching service?

Yes, we do. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and pet preferences to help us match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.

Can I request specific roommates or units?

​Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for us to confirm that all requests are mutual. You can list your floorplan preference on your application and we will do our best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.

How are maintenance requests handled?

Maintenance requests can be entered online on our resident portal 24 hours a day and requests can also be made during business hours over the phone or in person. For after-hours, non-life threatening emergencies (such as no heat, no water, refrigerator not working) the maintenance team is on call 24/7.

Is parking available?

​Yes, each resident has designated parking at no additional charge. Residents in a 5 bedroom floor plan have four parking spots inside their attached garage and one additional assigned space for that specific unit to use in our gravel lot. Residents in a 1 bedroom floor plan have one designated parking spot located in front of their unit. Residents in a 4 bedroom floor plan have four assigned parking spaces in our gravel lot located in front of their unit.

Are you pet friendly?

Yes, we allow up to two pets per apartment so bring your furry friends! We have a pet waste station onsite for pet waste disposal. We also keep doggy treats in the office and love visits from our furry friends!

Do I need renter's insurance?

​Yes. We require that each resident has a renter’s insurance policy with $100,000 in liability insurance coverage. While residents are free to select any insurance vendor of their choosing, we work with Master Policy to offer the required liability insurance coverage to our residents at a highly competitive rate.  For more information on the coverage available or our renter’s insurance requirements, contact us today.
